Neighborhood Overview

A long grid of avenues with more variety than the map suggests.

Central Richmond occupies the middle avenues of the Richmond District, between the Presidio and Golden Gate Park. SFAR identifies it as subdistrict 1A, while city maps and common neighborhood names may draw the Richmond a little differently. Both descriptions can be useful when the boundary system is clear.

Clement Street supplies cafés, restaurants and neighborhood shops. Geary Boulevard carries the 38 and 38R through the center of the district. Balboa has smaller commercial stretches, and Fulton forms the neighborhood's long southern edge beside Golden Gate Park.

The avenue number tells you where you are. It does not tell you which street will become part of your routine.

The residential blocks include flats, apartment buildings and attached houses from several building periods. Many homes place their main rooms above a street-level garage, which makes the lower level, parking space and route to the rear yard especially important during a showing.

For a buyer, the useful tour includes the blocks between the house and the places that make the neighborhood appealing. For a seller, the strongest description explains that relationship without asking the Central Richmond label to do all the work.

How Central Richmond Took Shape

Transit brought the Richmond within reach.

The Point Lobos Toll Road opened in 1863, carrying travelers west toward the Cliff House. Three years later, the Outside Lands Act added the western side of the peninsula to San Francisco and helped set the stage for Golden Gate Park.

Streetcar lines along Geary and California made regular travel easier. Growth accelerated after the 1906 earthquake and fire, and the Richmond was largely built out by the late 1920s.

That history is still visible in rows of flats and houses, many built by speculative developers and later adapted for the automobile with garages below. Clement and Geary grew into commercial corridors, while the residential avenues filled the blocks between them.
