Bayview Linda Brooks-Burton Branch Library on Third Street in San Francisco

San Francisco Neighborhood Guide · SFAR 10A

Bayview

A large southeast San Francisco neighborhood where Third Street, residential hills, working waterfront history and open space create several distinct local experiences.

Southeast San Francisco · SFAR District 10A · Third Street Corridor · Hills and Waterfront Edges

Neighborhood Overview

Bayview makes more sense when you stop treating it as one uniform neighborhood.

SFAR identifies Bayview as subdistrict 10A, but the name is also used more broadly with Hunters Point and nearby shoreline areas. Third Street is the principal commercial and transit spine. Residential hills, industrial streets, India Basin and the waterfront sit in different physical contexts, even when a general map groups them together.

That variation affects an ordinary home search. Grade, route, outlook, transit access, nearby land uses and the practical distance to Third Street can change within a short drive. A useful tour should include the exact block and the route a buyer expects to use, not only a stop at one neighborhood landmark.

Bayview is broad enough that two homes with the same neighborhood label may offer very different grades, routes, outlooks and nearby land uses.

For sellers, the same precision improves positioning. A listing should explain the home's particular setting, property type, condition, parking and relationship to nearby amenities. For buyers, comparable sales should be selected with the same care rather than assuming every Bayview sale answers the same question.

Geography

One label, several contexts

Third Street, residential hills, India Basin and industrial or shoreline edges should be evaluated separately.

Civic Life

Third Street is a central spine

Transit, shops, services, the Bayview Opera House and the public library help organize the corridor.

Open Space

The waterfront changes the tour

India Basin and Heron's Head offer distinct shoreline experiences in the broader Bayview-Hunters Point area.

Connections

The T Third runs through Bayview

Muni rail and bus routes serve the area. The useful route still depends on the exact address.

A Third Street Landmark

The Bayview Opera House makes the neighborhood's history visible.

The Bayview Opera House was designed by architect Henry Geilfuss and constructed in 1888. The San Francisco Planning Department identifies it as City Landmark No. 8 and notes its Italianate design, wood-frame construction and long role as a community gathering place.

Its Third Street location matters. City planning documents describe Third Street as the historic and cultural heart of the broader Bayview-Hunters Point community. The corridor connects civic institutions, businesses, transit and residential streets, but its character and surrounding property stock change as it travels south.

A neighborhood history does not determine the condition or value of an individual home. It does, however, explain why a short Third Street drive reveals more than a single architectural period or one simple development story.

Team Howe's Take

Bayview is a neighborhood where the second sentence matters. Tell us the street, the hill, the route and what sits nearby.

A broad label can start the search, but it cannot finish the comparison. We look at the property's exact block, grade, parking, records, condition and surrounding uses, then choose comparable sales that answer the same real estate question.

Team Howe Picks

Four stops that reveal different sides of Bayview.

The point of these stops is orientation. They show the neighborhood's civic, cultural and shoreline geography without pretending every destination belongs to the same small subarea.

Arts & History

Start at the Bayview Opera House

The 1888 landmark at Third and Newcomb is a useful place to begin because it connects architecture, performance and community history to the corridor around it.

Bayview Real Estate

What buyers and sellers should examine here.

The right comparison depends on the specific subarea, property type, block, condition and surroundings. Bayview is too varied for a single rule of thumb.

Buyer Side · Location

Name the subarea and the route

Confirm how the listing, MLS and neighborhood map classify the address, then test the grade and regular trip from the front door.

Buyer Side · Property

Review the building, not the stereotype

Check permits, systems, drainage, foundation, lower-level use, parking and disclosures for the individual home.

Seller Side · Preparation

Explain what daily use feels like

Present parking, storage, outdoor access, transit and the home's relationship to nearby corridors accurately.

Seller Side · Pricing

Use comparable sales with discipline

Adjust for property type, layout, condition, grade, parking and exact location before drawing a conclusion from a nearby sale.

Map & Transportation

A neighborhood pin needs a block-level route.

Third Street is the principal commercial and transit spine, while hills, shoreline areas and industrial streets create different approaches. SFMTA currently lists the T Third and several bus routes for the broader Bayview-Hunters Point area.

  • Test the actual walk to Third Street or the stop you expect to use.
  • Visit at the hours that resemble your regular commute and errands.
  • Note grade, crossings, truck routes and nearby land uses around the specific block.
  • Confirm current Muni service before relying on a general neighborhood description.

Properties in the Area

Current Bayview listings need a subarea, not only a label.

Compare each home by property type, grade, route, condition, parking, records and nearby uses. Recent sales become useful only after those differences are accounted for.

Bayview FAQ

Useful answers before a neighborhood tour.

Where is Bayview in San Francisco?

Bayview is in southeastern San Francisco. SFAR identifies Bayview as subdistrict 10A, while city agencies and everyday usage sometimes use the broader Bayview-Hunters Point name. State the boundary system when discussing a particular listing or comparable sale.

Is Bayview the same as Hunters Point?

No. The places are closely connected and are often discussed together, but Bayview, Hunters Point, India Basin, the Shipyard and nearby subareas are not interchangeable. Exact boundaries and the property's immediate surroundings should be confirmed.

What is the main commercial and transit corridor in Bayview?

Third Street is the principal commercial and transit spine. It includes civic institutions, businesses and T Third service, but the distance and route from a particular home can vary with grade and street layout.

What types of homes are found in Bayview?

Bayview includes a varied mix of single-family homes, condominiums, flats and multi-unit properties across different periods and settings. Buyers should verify legal use, additions, parking, condition and records for the individual property.

What should buyers compare when evaluating a Bayview home?

Compare the exact block, grade, route, property type, layout, condition, parking, disclosures and nearby land uses. Because Bayview contains several distinct contexts, a nearby sale may still require substantial adjustment before it is a useful comparable.
